Here’s a question I get asked more than almost any other.
“Should I let someone view if they haven’t even put their own house on the market?”
I get the logic. Why waste a Saturday afternoon on someone who can’t buy? Why keep the house immaculate for a viewing that goes nowhere?
But here’s the truth — turning those people away is one of the most damaging things you can do to your sale.
Someone who hasn’t listed their own home yet has still chosen to view yours.
That’s not casual. That’s someone who saw your property and thought — that might be the one.
If they walk through your door and fall for it, they will get their house on the market. Quickly. There is nobody more driven to sell their own home fast than someone who has already found where they want to go next.
In a strange way, they’re your most motivated buyer — you just haven’t seen it yet.
Every sale has a story. And I can tell a far more compelling one with five viewings behind me than with none.
When a proceedable buyer calls and asks how much interest there’s been — and I can say five viewings, genuine enquiries, real momentum — they move. Urgency does what price alone never can.
Now flip it.
You’ve turned those five away. A ready buyer calls. Same question. My honest answer: “No viewings yet — the seller’s only showing proceedable buyers.”
That kills two things at once. It signals no demand. And it signals a difficult seller.
One decision. Two self-inflicted problems.
Every viewing is a data point. Every data point builds a story. Every story creates the pressure that gets your property sold — at the right price, not a discounted one.
There are rare situations where I’d advise differently. I’ll tell you if yours is one of them.
But as a rule? Let them in.
I don’t overvalue to win instructions. I don’t tell you what you want to hear. I tell you what will actually get your home sold — in Birmingham’s market, at the best price the market will give.
